- You can go to your county auditor online or the physical location. Send me private message if you would like more information about investing in foreclosures.
- When you find one let me know. There are list sellers that will allow you to use their services for a certain length of time, but after they trial period is up they will charge you. #1 You can obtain a list by going to the county court house in which you live and resouce the list yourself as it is public records. It is also very time consuming. #2 You can advertise in the local newspaper that you are now in the business of doing foreclosures. #3 You can send direct mail indicating you are in the business of purchasing and doing foreclosures #4 You can select an area of your city, direct all your energy into placing flyer's on doors indicating that you do foreclosures each month. This will give you maximum exposure in one area. After several months of doing this individuals that are in pre-foreclosure will call you for your services. Your flyer should indicate that if you have missed a single month of mortgage to your mortgage company to give you a call for your assistance. You will not be able to assist all that call, some will want a loan to get out of the predicament they have gotten themselves in. If you are not set up to do loans you will not be able to help them in any way. So help the ones you can and refer the ones you can't to others than can. - I buy Pennsylvania foreclosures for a living. There is no free list of foreclosures. www.realtytrac.com is outdated most of the time and expensive. The best way to get the list is go to your local Sheriff's office. Usually they have a list of the last names of the properties going up for Sheriff Sale. Next go to the Prothonotary's Office and look up the last name to see the property information. You are also going to have to cross-reference the judgment amount with the lien (Tax Assessment Office) it is associated with to determine the priority of the lien. Also the paper will list many of the properties that will be going up for Sheriff Sale, but you must also start attending Sheriff Sales to find out which properties are postponed to a later date because they will not be re-advertised. Your Courthouse will also have notices on a bulletin board for the public to look at. To prepare for one county's Sheriff Sale I usually spend 15-20 hours of research for about 13-15 properties. It is harder work than most might think.
