How to find foreclosures in southern california?

I'm trying to find foreclosed homes, but the trouble I'm having is every website I look at makes you sign up for a 7 day trial thing. Normally I would sign up for it then just go to a different one after the 7 days are up, however they all require you to put your credit card info in...and I'm not about to do that. So is there a website that is completely free or do I just need to find the foreclosures from a Real Estate Agent? Thank you!

  1. That's because they're all scams. Find a good real estate agent to help you.
  2. I use realtytac it gives the primary info for free but if you want the exact address of the property you have to pay. A way to get around that is to find the property on realtytrac and then call a realtor and get the exact address. No credit card is required. and you receive updated list by email.
  3. Don't bother with foreclosure sites. They will give you information about homes going into foreclosure, but buying such houses is an entirely different matter. Going to the public auctions is NOT a game for the inexperienced. You buy 'as is' with no opportunity to examine the interior of the house. You need 10% cash down on the day of auction with the remainder due very shortly. There is no time to procure conventional financing. AND the lender will be there bidding against you to insure that the sale price is high enough to satisfy their needs. I am guessing that you think you can buy these houses very cheaply. It doesn't happen in reality. You get what you pay for (and don't pay for). Contact a real estate agent to buy a foreclosure in the conventional process.
