has anyone dealt with williams and williams on real estate foreclosure auctions...are they real or a scam?

We are interested in bidding on a williams and williams real estate foreclosure auction but are wondering if they really sell the properties if the bid is low....we have done some research and see that many of the properties have been sold previously within a month or so...wondering if they have ghost buyers or something to prevent the sale from going too low

  1. Williams and Williams is a legitimate real estate auction house. They do auctions all over the country. Sometimes problems arrive after the auction, especially if the auction is not "absolute". You have to do your research. For instance, if the auction is NOT listed "absolute" there may be tax liens on the property that have to be paid, there may be a reserve (price the seller has to have), there may be many things. Also, many closes/house sales fall through when the buyer finds out the local ordinaces/codes/regulations. There are a few cities here in Michigan that require the buyers to not only buy the house, but to put up twice the value of all needed repairs to bring the home up to code. This money sits in an escrow account and many people can't come up with the funds. Do you research and you should be fine, W&W is very legitimate.
