Are all foreclosures listed on the MLS?
I wan't to avoid real estate agents, I am confused as to if all foreclosed properties are on the MLS or only some and I would need to say join RealtyTrac for a list of all of them or check bank websites etc..

- Not every last foreclosure makes the MLS listings, but you can rest assured that over 95% of them end up there. You're going to end up woth a real estate agent one way or the other. Those lenders who list in the MLS are with agents and won't work with buyers directly.
- The answer is no, just 99% are listed on MLS which is the same odds of you not being able to avoid real estate agents. All governmental related foreclosures and institutional lender related foreclosures (like CitiMortgage, Chase, etc.) are assigned to Licensed Real Estate Brokerages. These will all end up on MLS except for the smallest towns where there is no MLS. Therefore you need your own Buyer's agent. If anybody including Licensed agents tell you, you don't need a buyer's agent, you will know fore sure you need one. Properties foreclosed on by Uncle Al, Uncle Al keeps for sales as a "For Sale by Owner". If you are smarter than Uncle Al, then you will not need a real estate agent. PS RealtyTrac, banks sites, etc. are irrelevant. They are just listing the properties not negotiating them.
