best way to find foreclosures? realitytrac doesn't seem to have the most up to date info for sw mi?
we are looking to find foreclosures in SW Michigan area. its not like we are trying to capitolize on someone else's pain, but this area is pretty expensive and it would be nice to own a home while we can afford to buy one. we have used realtytrac.com but its at least two months behind and we are tired of searching and searching just to find out its been bought already. any suggestions?

- i have some experience here. i just baught my dream home this way. go to your sherif department. (or the sheriff department for the county witch you want to buy in) they will have a list of sheriff sales of forclosed property and dates which they are to be sold. nearly 85% of those houses will not sell at sheriff sale because the bank that forclosed will put a high bid on the house to make shure it will go to their full control. after that they will send it to a realtor, then you can bid your bid. most of these houses are in need of at least some repair because the people that lost it dont care about it and could not pay for it so they also could not pay to upkeep it. also these houses have sat empty for a while because this prosses takes over a year from forclosure to date of sale. after you find an address you like you can go to the court house and they will tell you how mutch the mortgage on the property was taken out for. the clerks office cangive you the file on this property which will tell you how much the bank is going after the former owners for. this amount will be high and will likely be the opening bid at the sale. do your homework and you can get awsom deals thru this process.
- Ask a local Realtor to assist you. I have not heard of one foreclosure website that has accurate information.
