How to pass real property to brothers and sisters in an easy way with no hassles? Long story short, I was given real estate property about 10 years ago by my father and now I can't handle the property taxes. In any case, I have 3 sisters and 3 brothers - actually they are step-brothers/sisters. I live in another state then where the property is located (Hawaii). I have my own property and the last thing I want to get caught up in is a family squabble. My father gave me another piece of property where I am now renting the house for the past few years. I'll keep that one, but I really want to pass the other property to my siblings and not have to deal with it ever. (The upkeep, the taxes, the insurance, etc.) I have heard of using a quit claim deed, but I head it may not hold up in court. How do I pass this property to them in an easy, no hassle, low-cost, less paper kind of way? Side info: There are no liens on the property - it is paid off - free and clear. What does forfeiture of real property mean? I have been renting a house from a property management company and I just did a search and there was a statement about the property that states that a certificate of forfeiture of real property and my address! What will happen? Will we be thrown out?? forfeiture of REAL PROPERTY! I have called the property manager and none of my calls were returned!
Why is real property for ever and intellectual property not? When one creates a real property, ie. builds a house on his own land, he retains the rights to it in perpetuity. When an artist creates an intellectual property, it will go out of copyright (unless renewed and there's a limit to that, I think) in a number of years. Why is real property treated differently from intellectual property? Is there a solid reason in the law? Shouldn't the artist retain his rights in perpetuity as well? Unless, of course, he elects to transfer them?

At the time of death, the auto was at a car dealership for sale, the individual passed away and the heir is to receive the real property and all of its contents. The car sold shortly after the individuals death, the cars title has not passed to the new owner yet. Is the car considered part of the propertys contents since it was located in the garage prior to being taken to the car lot?
Question about a state income tax lien on real property? If there is a lien placed on a person's real property for unresolved state income tax, what does that mean? (The state is Michigan.) I know it means that if the property is sold, the state must get paid what's due to them out of the proceeds of the sale. Can the state force sale of a home for lien on income tax? Or can they only force sale of a property for unpaid property tax?
Can a hospital go after real property? My mother passed away a month ago and she had a lot of medical bills. We were told that her estate will take care of it, but there is no estate. What happens to real property when grantor dies? Ok my stepfather died 2 months ago. He and my mom were in bankruptcy when the death occured. Then the bankruptcy was terminated due to his death. Anyway he had 4 acres of land that no one knows whats gonna happen to the property and it was only in his name. Well today I looked and I'm not sure about this but it said that the Grantor who was my stepfather and there was a Grantee that is my grandfather..so what does all this mean? what form do I need to transfer real property from two individuals into an llc? We purchased some property as tenents in common and now we would like to transfer them into an LLC. What form do we use? The property is in California and looking on the internet, I found a few forms that seem like they would work. Wouls it be a warranty deed transfer or a quit deed transfer? Can a U.S. company buy real property overseas? How would taxation work? A house is held by a Living Trust. Does the Trust pay annual real property tax or the occupant? I think the question said it all. But I could add that the occupant is the Trustor. We have been paying annual property taxes of $5k+. But since the "Trustee" has legal title to the house, should not the Trustee pay this kind of ownership tax? LOL I hope I haven't mixed "trustee" and "trustor" up! The house is held in Trust for my husband who is also the occupant of the house.

Rights for 2nd lien holders on real property? I was awarded a portion of our house in a divorce settlement in Texas. The court advised I put a 2nd lien on the property. What exactly can I do if he defaults in payments. When and if I have to foreclose will it be only for the amount in arrears, full amount or the entire house?
Sale of real property (part of residential property) and tax liability? Investors want to buy parcels of my' land (and my neighbors) in the backyard to build a residential development. I am considering it but I would like to make a deal with them where I would allow them to develop the land but I would keep the specific lot behind my house so I could sell that lot in the future. What would my tax liability be if 1) I flat out sold the land for a lump sum and 2) if I sold the rights to develop on the land but kept the lot for future sale. Any help or direction is appreciated!

Immovable Property vs. Real Estate. Why not use Immovable Property more widely in USA? Why the term "Immovable Property" is not used instead of "Real Estate"? I just looked up in Webster's Dictonary and "estate" is: a) large area of land belonging to one person; b) property owned by a person at the time of death; So "real estate" is either "actual/real land" or "actual/real property of the deceased". That does not make sense. Any challengers?
