How can I get started in buying foreclosures/hud properties without a lot of money saved up? My husband and I would really like to get into buying foreclosed, pre-foreclosed, and hud houses to flip them. The problem is- we already have a mortgage and only have about 10K in the bank. I've heard that you have to have cash to buy auctioned homes. Are there foreclosed homes you can get a loan for? I'm just learning about this so any advice about how we can finance this would be greatly appreciated.
How do I find REO and foreclosures in my area? I want to buy a house, but with my credit and the amount I want to pay a month, I need lower prices. I also can't buy a condo due to the FHA we are approved for. I want to be able to make a profit by buying it cheap as a foreclosure and then resell when and if the market goes sky rocketing in California again. Please help me find good and accurate websites with HUD foreclosures and REO properties so I may buy a house.
Has anyone bought a HUD house, need advice? I would like to know if anyone has bought a HUD foreclosure home? What is involved in the process and is it hard getting banks to finance the purchase? Also, has anyone ever bought a foreclosure from the court house(sheriffs sale)? How would I get financing for that when you have to bid on the property? Im new at all this and my first purchase will be for myself to live in. Any info is greatly appreciated.
How does HUD get REO single family homes? Reading through the HUD web site I see that HUD homes sold through realtors don't necessarily qualify for FHA loans, so presumably the buyer shops around for a loan through the usual sources. So how does HUD end up owning these homes after a foreclosure? As an investor rather than an owner/occupier, can I still bid on single family homes for rental income?
Foreclosure & Hud home??? Whats the difference between the two? Are there any risk in buy homes like this other then the fact that most are sold as is?
Need help from HUD experts please? I have a 1 yr. lease on a fairly new home with 2 other people on the lease with me. We are in the 8th month now and we all have plans to end it after the year is up. Last week, and just today, we received in the mail a notice titled "Notice of HUD Rights" from a company called National Foreclosure Relief based in NV (addressed to the landlord/homeowner). At first, I thought this was some type of solicitation and threw the first one away. It states that the notice is not an attempt to collect a debt but that the time to enter into a repayment plan is running out. On the back is states: "As of Jan. 19, 2001, the US. Department of Urban Development mandated that all borrowers who had loans governed by their loss mitigation guidelines be informed as to their rights to repayment programs."... The Homeowners have other properties they manage/lease aside from working in separate professions. I am almost certain that if a foreclosure is of concern then they would know about it. My question is that if there is a foreclosure, do they have to give us a month notice or can they simply tell us to leave at any time? The agency would not tell me anything but instead tried to get me to go to a website and pay 29.95 to get information from 'legal experts' who could tell me what my options were. It all sounds like a gimmick to me. Can anyone clarify this for us? Finding BANK FORECLOSURES FREE? With so many bank foreclosures happening lately. I was wondering what would be the best way to search for bank foreclosures for free. I did find HUD. Looking for something similar online. So please help find Bank Foreclosures. Thanks.
Should we take a HUD loan to rescue our foreclosure? My husband bought our home before we were married back in 2005 when everyone was telling us to ‘hurry up and buy!” Over the years our payments went up, the first time was because when we refinanced with Countrywide they made a ‘mistake’ on our escrow payment and the other two were interest rate increases. Our payments got too high so we entered a forbearance program. The program was for a limited time and after it ended we continued to struggle. Counrtywide had NO options for us so we just paid what we could, usually about half of our mortgage. Most people would have stopped paying and saved their money but we were trying to show effort (dumb). We started getting foreclosure notices and prepared for the inevitable. We talked to a number of professionals and it seemed we had no options. After receiving a slew of foreclosure notices we lined up a rental, made or security deposits and signed a lease. This week, we packed up our entire home, we even let our friend come dig up the plants and trees we had put in over the years. Yesterday, Countrywide calls us, due to the bail out they can offer us help now…..ARGH! I should be excited but what am I supposed to do now? They want to see if we qualify for a HUD loan. Is a HUD loan worth it? What if after 5 years we go to sell and there is a small to no profit? What if after giving them the 50% we are not left with enough to buy again? Would it be better to rent for substantially less and save during those five years? I feel like we have continued to do the right thing but kept getting screwed. Now I am scared to follow up on this option and I feel helpless. We put a lot of money into this fixer upper and it breaks my heart to let it go but is it worth it to keep holding on? At this point what am I holding onto? The house is worth less now all fixed up then what we paid for it in an unlivable state. What would you do?
Michigan Mortgage / Bad Credit / HUD homes / HELP!!? My husband is in Michigan waiting to immigrate us from Canada. He earns approx $3200 net per month, has been at the same job since Nov 2007, but in the same LINE of work for over 10 yrs (owned his own business for approx 5 yrs during that time). He scored at approximately 600 on his credit reports due to old problems with his business. It shows $11,000 indebtedness on the report. How can he qualify to take advantage of Michigan's foreclosures and purchase a HUD home through FHA with the $100 downpayment program. Should he take the MSHDA pre-purchase credit repair course first? How long are these courses and do they make a difference to lenders? We need to get pre-approval for the mortgage in writing and will have the $1000 EMD and $100 downpayment as required by FHA. Unfortunately, since I'm still in Canada with the kids, I can't be added to the mortgage application until after November..and we have to be IN a new place by mid-January when the kids move over.
Where can I find a real estate agent that sells pre & foreclosures in Washingon D.C. metro area & Norther VA? I've been told to go to a local court house, if its true, what do I need to bring? do they have it online? I have bad credit and I know I won't be able to pay the $250k and up in this area, but I can't stand living in a room with my husband at my sisters house anymore!! I've looked into HUD homes and went to vhda.com and I wanted to talk to some agent and see the tax sale properties or pre or foreclosure homes. Thanks for any info you can give me!
How can I reach people to help them keep their home? Of course, I know that lenders cannot give out details of borrowers who are behind in their payments, but as a real estate broker for over 20 years, along with additional experience as an AVP over collections, foreclosures and REO, I feel that the biggest help we can give homeowners right now is helping them stay in their homes. HUD recently came out with a stat that 80% of the people that lost their homes had never spoken to their lender...someone has to get the word out and help these people!
how do i find a foreclosure sale to attend? i'm interested in attending a live foreclosure sale. I was wondering where do I find a listing of when/where these are held. I'm living in Northern California around the Sacramento area. I went to the HUD website and noticed those are all online auctions. Also, I was wondering about tax foreclosed properties as well. I live in Norhtern Virginia Any one help me to avoid Foreclosure I cant make the payment of the mortgage? I applied for Deed in Lieu, but the Lender delay it and went just for the Foreclosure. I have no idea where to go with my family in our Prince William county where the service are so bad. I called different numbers of HUD in DC and VA but they dont care or help at all !! I called money management but the stuff was not friendly . I have no idea where to go or what to do ..Forgive me to say that some times I dont beleive I am living in the greatest country in the world ! The services in here are so bad comparing with Europe or other places I just wanna add some thing for those who send pathatic racist messages confirmed my claims of such a bad services in US. I have been suddenly discharge from my good job for a very stupid purpose which was later assured as a big mistake from the company. I did not givin up and send my resume for hundered jobs, despite of my qualifications and great experiences I still since more than six months got no job. I listed my house in the market more than 3 months and got no offer and spent all my savings. My familly included my child have no health insurance at all in a country where its hospitals ask for fees from the patients and chase you with its bills!!! The misjudgement came from the others not me , the one who ruined my carrier and family was stupide new manager who later was sucked from work because of his bad managemnet from the company. Finally, in Europe treatment is free same as education and the services so freindly and civilized and treat each other as human.
Do you really need title insurance on a foreclosed house? For example HUD recommends that a buyer of the HUD foreclose gets a title insurance. Why? Isn’t that redundant? Also, I know some lenders that require buyers to get a title insurance on a government foreclosure. I understand that on bank foreclosure it is necessary to have title insurance. But why on a government foreclosure? My understanding was that all the lens are dropped when you buy a government foreclosure.

Foreclosure bail out question.? The solution to foreclosure is not hand outs to banks or mortgagees and definitely not speculators. The source of the problems must be dealt with. In my case no medical insurance aggravated by unwillingness of mortgage company to take additional payments to make up for missed payment when medical expenses for the month prevented payment. Job loss must be dealt with. Not handing 15,000 to banks and speculators. Also why was I unable to get any assistance in obtaining health care, health care ins, job or preventing foreclosure. When I called HUD for help they told me if the problem was because of lack of health care and cost of prescriptions they could not help. Why? Evidently we pay an organization already to help in these matters why didn't they?
Know About HUD? We owned a home, we sold it to someone who was able to help us beat foreclosure. This was over 8 years ago. We just received a bill from HUD for $3000. Are we responsible for this or should the title company have caught this?
Orange tree that needs help? I have two mature orange trees that need TLC. Please help; I do not know much about taking care of trees. I just bought this home about 6 months ago it was a HUD foreclosure and from my understanding by the neighbor the house sat empty for 2 years and other then rain water, they were not watered during this time. I live in Arizona with summer temps of 110+ with every little rain. There are every little leaves on the tree. It had some fruit on the tree but they where every small (about size of a golf ball) my neighbor also said that the fruit at one time was every large. Also at the ground level the bark is peeling off. I have been watering them about twice a week it is summer. Other then that I have not done any thing else. Is there some thing that I can do or is it to late.
How can I ask Countrywide to waive the "pre-payment" penalty or the past due to decrease the closing cost? !!! Hi friends, I just sold my house FINALLY!!! But on Friday I have to sign out and the HUD just came with a "prepayment penalty" 12k and a late charge of past due payments of over 11k. If I dont close on Friday, this mortgage will be at Foreclosure and the bank will loose !!! but they dont want to waive of these costs for no reason and I just dont have the cash for all these costs!!!! Please help!!! what do you recommend me to ask this bank? They are saying NO, NO, NO all the time without thinking that they will loose more on foreclosure than waiving something .. they are just stupid and that is why they are almost broke !!! please help me here !! How can I make them WAIVE OFF some of these costs ???? I tried to talk to them since my buyer has to buy on Friday but still they are saying NO and that they have process and NO options. I went to managers and they just DONT CARE to have another foreclosure !!! I am tired of explaining that to them but they keep brushing me and transfering me over and over ... How to buy Cheap Home? Hello- I have a faimly of 3, Me, wife and 3 month old son. My wife dont work, since she take care of baby and i am make around $300 to $400 a week. I have a 100k+ in the bank (investments); I want to buy ( first home ) a small inexpensive house in the mountains. and will most likely sell in 2 -5 years (or rent depending on location) I will most likely inject another 5-10k in the property for modern upgrades. What would suit me best ? 30ymortgage? 15yr, or ARM? And what program would be my best target ? FHA, HUD, Foreclosure?? I am not too picky and I have the abilities to do major renovations. This property will most likely be in the Johnson city TN. area. And it is possible I might consider another (affordable) property in another state ( the following year for business). Now, what are my options and how can I least affect my bank investments. ONE last item how much should I put down? 20%+ (to cancel the PMI??)or is it worth it? I am making roughly 8.8% on all my bank investments. Thanks !
What happens to my hud loan? I'am currently in the process of buying a new home,i'm going to keep mycurrent home and rent it out but i'm really nervous that if for some reason the tenants i have renting decide to stop paying for the rent and i exhaust all my extra money into paying for to homes my home will go into foreclosure which i hope never happens.I have a silent second through hud for $25,000 what happens to this loan that i'm suppose to pay back at the sell of the house?but if my home goe's into foreclosure what actions can they take against me to get that money back if ,can they go after my new home?
First Time Home Buyers? My hubby and I are ready to buy our first home. We just want to make sure we don't get taken advantage of or screwed over in the process. Any advice on this? We are not too concerned about the loan process b/c he is in the Air Force and we are getting a VA loan at a low FIXED rate. Any tips on finding the perfect house? We have seen a lot of HUD foreclosure homes, are those bad to get into? When I think of HUD I think of assisted living, but come to find out the previous owners just had FHA loans and they foreclosed and the homes went to HUD. Any tips/advice at all will be appreciated! Re-location ? I have a family of three members and we are looking for an apartement in DC metrolpolitan area? I have to move before the end of August becuase my house is on the Foreclosure. I am looking for apartment since about 2 months in DC Metroploitan area and payed for several applications to qualify for any apartment!!Unfortuntely, no one accept me and my family of three members where we are still living on our savings and we have no income since my husband discharged from his work.. I tried HUD but they are really uncooperative and unhelpful . Please guide me where to go without using abusive langauge in your comments 'coz I alreay have had enough, and thanks in advance.
Need help, trying to close on a house with BOA and nothing but problems :(? Here's where I'm at: I'm trying to buy a HUD foreclosure through Bank of America. Your given 60 days to close the contract through HUD. I am coming up on 60 days. When BOA did the appraisal they said there was inadequate heat. I got an estimate from a heating contractor to remedy the issue (install wall furnace) and they said everything was fine. I'm on septic and NOTHING has been said about it. I was under the impression that it needed to be tested/inspected before a loan will be approved. I'm running out of time to appease the banks requirements, even if I get an extention. Like i said they havent said anything YET. Currently I'm just waiting for the bank to find representation to close the deal. I keep asking if there's "anything else I need to do before closing" and keep getting an answer of no. I'm just worried their going to bring up the septic at the last minute before I close, and I won't have time to remedy the problem, if there is one. Any help out there!? I am not trying to be reactive towards the system. The fact is I'm getting a steal on the house, and have no problem taking a home equity loan out, if there happens to be an issue with the septic. I'll have plenty of equity in the house at closing, I'm just worried that time may not come, and I'll lose my down payment and chance at a great deal on the house! And no, it is not an FHA insured mortgage, just a conventional through BOA. If anyone cares to look, or has the time. Do the carpet cleaners work that you rent at the grocery store? I live in Austin TX. I just bought a home (HUD foreclosure) & the carpet is yuk! I'm hoping to pull it up soon (begining of 2008) but in the meantime I have to clean it somehow! I think the previous owners had pets or something, I don't know how anyone can get a carpet THAT dirty! My question: Has anyone used those carpet cleaner rental thingies you rent at the grocery store (or anywhere, I don't know what they're called but they're those bulky red/blak cleaners.. Any suggestions on getting the funk out? My whole house STINKS & I think it's coming from the carpet.. if it's not.. then I'm SOL!

Am real estate agent wanting to list Fannie Mae, Freddie Mac Foreclosed houses? If someone could direct me to applications for RE agents to fill out to list foreclosed properties for Fannie Mae, Citi Bank, Countrywide, etc. I dont understand how only certain RE company in a town list all the foreclosed properties from these mortgage entities. When a Fannie Mae loan is defaulted on and they get it back and want to sell it, I would like to be the agent or one of the agents that they call in my area (North LA) to list the home for sell. ALSO I would like to sign up with FANNIE MAE as Property Preservation Specialist to maintain these homes, such as lawn care, winterizaions, damage assessment during foreclosure. I have scoured Fannie Maes website and can not find one place that helps me. Also need find the Fannie Mae guidelines on property preservation such as a handbook outlining their requirements to be done. I also need to find HUDS guidelines and would like to be Agent in my area to list HUD Homes. Is it true, u have to knw peple in hgh places to get in.
